Check a home-warranty expiration letter after closing

First find out whether you hold a home warranty at all. A letter saying your coverage is ending does not prove you have any. Check your purchase paperwork for a provider name, contact that provider through details you already had, and ask what is on file. Until then, treat the phone number and website on the letter as unverified.

Confirm coverage before you answer

  1. Look through your closing and purchase papers for any home warranty the seller or agent included. Also check for manufacturer warranties on appliances. Note each provider name and any contract number.
  2. Compare those names with the sender on the letter. If they do not match, the letter may be advertising for an unrelated service contract. The FTC warns that this kind of advertising can look like an official property notice.
  3. Contact the provider named in your own paperwork using a number or website you already had. Ask whether a plan is active for your address and what end date it lists.
  4. If you cannot find a warranty record, ask the person or company that arranged your purchase before assuming there is no coverage. A sales deadline on an unrelated offer is different from an end date confirmed by your actual provider.
  5. If you want less advertising from the sender, make that request separately from the coverage check.

Read the contract, not the letter

Read any actual contract for the coverage and conditions that apply. A sales letter’s summary does not replace those terms. Keep questions about renewing an existing plan separate from a new seller’s pitch.

A company can use recorded purchase information in advertising, so knowing your address or lender does not establish a relationship. Keep closing documents and actual loan notices in your private records while you verify the letter.

Record what the provider said

Write down which provider you contacted, the date, and what they said about coverage. If you also asked the sender to stop advertising mail, note that date on the same sheet and keep it with your purchase papers.
